LUTHER TOWER
SAN DIEGO, CA
Luther Tower is a 14-story, 200-unit senior community in downtown San Diego, California. The original nonprofit owners, closely affiliated with the neighboring First Lutheran Church, constructed the property in 1964. Over the years, the nonprofit's mission evolved. They created a charitable foundation focusing on the needs of people experiencing homelessness, seniors, and military veterans. However, they were also concerned with preserving Luther Tower for the current and future residents and maintaining the building as high-quality, affordable housing for the surrounding community.
Working with RAHD Group,they continued their mission. RAHD Group put over $10,000,000 in capital repairs and upgrades into the building with minimal disruption to the tenants’ lives. Building upgrades included new plumbing, modern unit interiors and bathrooms, kitchen cabinetry and appliances, a fire alarm system, and upgrades to all the common areas.In addition, RAHD Group implemented a more extensive service program for the tenants to serve their needs better and enhance the community. We are proud that they are now partners with the RAHD Group, serving the tenants of Luther Tower.
Sorrento Tower
SAN DIEGO, CA
Sorrento Tower is a 14-story, 198-unit senior community in the Clairemont neighborhood of San Diego, California. The original nonprofit owners built the property in 1976. Over the years, their mission changed, and they no longer wanted to be involved in affordable housing. However, they did insist on preserving the building and its affordability for the low-income senior community.
RAHD Group was selected to complete the rather complex project, which included navigating outdated HUD regulations and performing a spectacular building renovation. Building upgrades included new plumbing, windows, modern unit interiors and bathrooms, a new roof, boilers, a fire alarm system, and upgrades to all the common areas. In addition, the RAHD Group maintained existing social services and implemented additional services designed to serve resident needs better and enhance their community.
Garden Villas
CHULA VISTA, CA
Garden Villas is a 100-unit senior community in Chula Vista, California. It is a 3-story mid-rise building restricted to low-income seniors. The original nonprofit owners built the property in 1981. Over the years, their mission changed, and they no longer wanted to operate HUD housing. However, they recognized the importance of protecting the tenants and finding the right stewards for the building’s future.
RAHD Group performed a significant renovation of the building, including a new fire sprinkler system, state-of-the-art solar electric system, new windows, beautifully modernized unit interiors and bathrooms, a new roof, boilers, fire alarm system, and upgrades to all the common areas. RAHD Group implemented a more extensive service program for the resident community and partnered with the original owners to provide lunches to the residents and surrounding community twice a week.
ESCONDIDO GARDENS
ESCONDIDO, CA
Escondido Gardens Apartments is a senior rental development located in Escondido, California. The project comprises 92 one-bedroom apartments in a garden-style property consisting of 11 two-story apartment buildings and one building that houses the manager’s office, laundry facility, and community room. The nonprofit owner, Alpha Project, chose to partner with the RAHD Group to preserve the property for future generations and expand its mission of serving those most in need.
After 45 years, the projectneeded an infusion of capital and a substantial renovation. RAHD Group improved all major building components and replaced or upgraded the interior of each unit. To adhere to its environmentally friendly mission, RAHD Group also added a large Photovoltaic (solar PV) system and drought-tolerant landscaping. The solar system will provide nearly all the electrical needs for the common area and the tenants’ usage inside the units. The renovation and preservation of Escondido Gardens have made a substantial impact on its tenants and the surrounding community.
Wesley Terrace
San Diego, CA
Wesley Terrace is a 161-unit senior community in the San Diego neighborhood of Talmadge, California. It is a 9-story tower consisting of both one-bedroom and studio apartment homes. Wesley Developments, the nonprofit owner, built the property in 1973. Wesley Developments sought a professional partner to help them fully renovate the property, realize significant equity to fulfill their mission, expand services, and continue offering high-quality senior living to the community. They found that partner in the RAHD Group.
RAHD Group created a partnership with the owners that did not require them to relinquish control of the property but did allow RAHD to perform a spectacular renovation of the building. This renovation included all new plumbing, windows, unit interiors and bathrooms, a new roof, and upgrades to all the common areas. The RAHD Group also implemented a more extensive service program for the tenants to serve their needs better and embrace the building community's cultural diversity. RAHD Group’s unique “partnership model” is perfect for nonprofit owners, like Wesley Terrace, who want to improve the property, expand services, and protect the tenants without selling.
Hudson Townhouse Manor
ANTIOCH, CA
Hudson Townhouse Manor is located in Antioch, California. It is a garden-style family community consisting of 122 units. Hudson was originally under the LIHPRHA program (a HUD program severely limiting rental income), which made this projectunusually difficult. Developers oftenavoid these projects, but the RAHD Group tackled it head-on. Today, the apartment community is in excellent condition. It is a great example of RAHD Group’s commitment to meeting all parties’ objectives while enhancing the resident’s living conditions and improving the community.
In the past, Hudson Townhouse Manor had security challenges similar to many urban multi-family apartments. However, as part of the property renovation, the new ownership team installed a state-of-the-art security camera system and built a brand-new community center. With the addition of this system, terrific management, and an understanding of the tenants’ needs, this property is tranquil and in excellent condition.
St. John's Plaza
Lemon Grove, CA
St. John's Plaza is a gated, modern, three-story senior community located in Lemon Grove, California. It contains 99 units, including one-bedroom and studio apartment homes. The nonprofit owner, Calexico Plaza Corporation, built the property in 1983.Calexico Plaza Corporation sought a professional partner to fully renovate the property, realize significant equity to fulfill its mission, expand services, and continue offering high-quality senior living to the community.
RAHD Group partnered with the Catholic Charities Diocese of San Diego to enhance and preserve St. John’s. The renovations included new plumbing, new electrical, and upgrades to all the common areas. The RAHD Group also implemented a more extensive service program for the tenants to serve their needs better and embrace the building community's cultural diversity. RAHD Group's unique "partnership model" is perfect for nonprofit owners, like the Catholic Charities Diocese of San Diego, who want to improve the property, expand services, and protect the tenants.
Guadalupe Plaza
San Diego, CA
Guadalupe Plaza is a 126-unit senior tower located in the San Diego community of City Heights, California. The building is 11 stories, comprised of mostly one-bedroom units, and includes a community room, library, and laundry room. Guadalupe Plaza was made possible by sponsorship from the Guadalupe Plaza Corporation in 1981.
After more than 40 years, the building needed capital improvements so that it could be preserved as affordable housing for generations to come. The nonprofit owner selected RAHD Group to create a partnership with the Catholic Charities Diocese of San Diego (CCDSD) to protect the residents and complete a substantial renovation of the building. The renovations included enhancements to the building exterior and all common spaces. The renovation of Guadalupe Plaza made a substantial positive impact on its tenants and the community.
St. James Plaza
Imperial Beach, CA
St. James Plaza Apartments is a 100-unit apartment complex restricted to seniors located in Imperial Beach, California. Built in 1984, it was sponsored by the neighboring St. James Lutheran Church. The property comprises two three-story residential buildings containing 100 units, a leasing office, a community room, and a central laundry room.
RAHD Group successfully partnered with the nonprofit owner to revitalize the property, use the substantial revenue created to expand the nonprofit's mission and preserve the affordability of the community. Building upgrades include significant renovations to the building exterior, a new fire suppression system, and improvements to all common spaces. In addition, the RAHD Group implemented a more extensive service program for the tenants to serve their needs better and enhance the community.
Cathedral Plaza
San Diego, CA
Cathedral Plaza Apartments is a 225-unit apartment tower restricted to seniors in Downtown San Diego, California. The original nonprofit owners, the Cathedral Plaza Corporation, constructed the property in 1975. The sixteen-story residential building contains studio and one-bedroom units. The building also includes a lobby, management offices, community space with a computer room, a library, and an exercise room.
Although the building had been well-maintained, at over48 years old, it needed modernization of the apartment units and all major building systems. RAHD Group and Catholic Charities Diocese of San Diego (CCDSD) created a partnership. They invested over 25 million in capital repairs and upgrades to the building with minimal disruption to the tenants' lives during construction. Building upgrades include plumbing, windows, modern unit interiors and bathrooms, upgraded fire alarm system, ADA unit renovations, elevator modernization, and upgrades to all the common areas. In addition, RAHD Group implemented a more extensive service program for the tenants to serve their needs better and enhance the community.
Cerro Pueblo
SAN DIEGO, CA
Cerro Pueblo is a senior community in the Bay Park neighborhood of San Diego, California. Originally constructed in 1982, it consists of 46 one-bedroom units, a leasing and management office, a recreation room, a kitchen, and a laundry room.
In the fall of 2022, the community was at risk of losing the Cerro Pueblo Apartment and its affordable units. The RAHD Group intervened, securing the units' affordability for years to come. RAHD Group and Catholic Charities Diocese of San Diego partnered to create an infusion of capital from the which allowed for substantial rehabilitation of the building.
Renovations to the apartment units includednew flooring, paint, kitchen cabinets, countertops, appliances, bathroom fixtures, tubs, sinks, and vanities.Building upgrades included new roofs, landscaping, parking lot resurfacing, laundry room upgrades, common area upgrades, elevator modernization, site-wide lighting, andpaint and fire system upgrades. Senior tenants will benefit from grab bars in the bathroom, wheelchair access to the main entrance leading to the parking area, security access, and services provided by the nonprofit partner Catholic Charities.
Little Tokyo Tower
Los Angeles, CA
Little Tokyo Tower is a 301-unit senior HUD tower located in the downtown Los Angeles community of Little Tokyo. The original owners are a well-established non-profit organization serving the Japanese-American community of Los Angeles. In order to meet the demands of the recently-enacted municipal ordinance requiring advanced seismic retrofitting, the owners partnered with RAHD Group to re-capitalize the building, preserve the long-term low-income housing restrictions that benefit the residents and community and perform a $30,000,000 renovation of the building. This work included a massive seismic retrofit to strengthen the building’s foundation and reinforce its walls to protect its residents in the event of an earthquake.
The renovation work also created new modernized apartment units with more open, livable space, new kitchens and bathrooms and new sleek looking window sliders. The building elevators, water heaters and fire safety system are new, the patio balconies have been re-done and the exterior painted giving the building a fresh and modern appearance. In addition, a new multi-purpose room supports the residents, the non-profit mission and the surrounding community.
